The brief was to design a mixed use development of 10,000m2 retail units plus few restaurants and over 600 flats in the new built area of Milton Keynes. The team was shortlisted in the final two, TESCO against Sainsbury, because of ZEF’s design.

ZEF designed a sustainable environmental framework of ‘Energy, Water, Waste, Internal Environmental Quality, Ecology, Sustainable Urban Drainage and Material Procurement’ which allowed the site to score the highest in BREEAM, NHER and Ecohomes. Also ZEF used new but simple techniques in renewable energies (wind turbines & photovoltaics) on the roof, and ground couple/ façade pipes to reduce the heat gain and losses and control the heat from the retail to be recovered and used in the flats.

ZEF was part of the team who won the best Design (2004), and the best Sustainable Framework and Building Services Design.
