Further efficiencies will be achieved via the use of heat recovery ventilation, underfloor heating and displacement ventilation. Preliminary part L results indicate that the design building emissions rate is 77% lower than that for the notional building. Additional sustainable measures on site include reed beds, and reduction of water usage via the use of rainwater harvesting and low water fittings. The proposals that ZEF have made would offset the carbon emissions of 400 flights.

Bagby Takes Off


The focus of the development proposals has been in reducing energy consumption and carbon emissions for the clubhouse both in the running of the building and in the construction materials. Key renewable technologies include biomass boilers, solar hot water collectors & wind turbines. Energy consumption will be minimised with the application of passive measures, including high thermal mass through rammed earth walls, energy from the ground via earth tubes, and the added insulation value of a green roof.
